The Google Business Profile

Agents can often have a Business Profile, but Google's guidelines are strict: the address must be a place where you actually meet clients during stated hours, or you set it up as a service-area business with the address hidden. We check eligibility first and never set a profile at a virtual office. The category, the towns you serve and a description written in plain language help you show up when people search an agent in their area.

Photos of you, your office if you have one, and the neighborhoods you cover make the profile feel personal. We ask real past clients for honest reviews, never paid or filtered ones, and reply to each one professionally without sharing transaction details. Posts can announce open houses or market updates you write, kept free of any promise about price.

The ads

Google Ads search campaigns work for high-intent searches such as 'real estate agent near me' or 'sell my house' plus a town name. Google also treats housing as a sensitive category in the US and Canada, which limits some targeting, so we build around keywords and broad location targeting rather than personal traits. Local Services Ads exist for real estate agents in some markets, and we can set them up where available.

Meta ads reach people scrolling in your area, but under the housing special ad category you cannot target by age, gender or narrow postal codes. We write ads that follow fair housing rules, avoid language that suggests a preferred type of buyer or tenant, and lead to a simple form or a call. No one can guarantee leads or sales; the platforms run the auction and the market does the rest.

What has to appear on our ads and website?

Most real estate regulators require the brokerage name and some licence details on advertising, and some add rules about team names. Your commission, council or provincial regulator sets the exact requirements, so confirm with them and your broker. We place the wording you give us on every page and ad.

Can we say we are the top agent in town?

Only if it is true, verifiable and allowed by your regulator, and most rules frown on unprovable superlatives. We avoid rankings, sales volumes and records unless your broker confirms them in writing. Plain descriptions of your areas and experience work better anyway.

Why are our Facebook ads limited?

Meta requires housing ads to run in a special ad category that restricts targeting by age, gender and small areas. The same fair housing principles apply to the ad copy. We build campaigns inside those rules so they run without repeated rejections.

Can we text or email past clients and leads?

Yes, with the right consent. In Canada, CASL covers commercial email and texts, and in the US the TCPA covers calls and texts. Check with your regulator or counsel on what consent you hold, and we set up forms that record it.

Can we have a Google Business Profile if we work from home?

Often yes, as a service-area business with your home address hidden and the towns you serve listed. You cannot list a virtual office or a brokerage address where you do not work. We check your situation against Google's guidelines before creating anything.
