FACEBOOK ADS FOR LOCAL BUSINESS.
Facebook and Instagram ads reach people before they search. For a local business that means three jobs: show ads only where you serve, measure what happens after the click, and keep testing the creative. Meta's own documentation is linked throughout.
WHERE ADS SHOW
In Ads Manager, location targeting is set at the ad set level. Meta's help centre describes targeting by places such as countries, regions, cities, postal codes and a radius around an address.1 Radius limits and which location options are offered vary by country and change over time, so check Meta's current help page before you build.
- Draw the area you actually serve. A radius around your shop suits walk-in businesses; a list of cities or postal codes suits service-area trades.
- Exclude areas you can't serve, where your campaign type allows exclusions.
- Name the place in the ad. Location targeting is approximate, so "for homeowners in [your town]" in the copy helps the right people self-select.
SPECIAL AD CATEGORIES
If your ads are about housing, employment, or credit and financial products, Meta requires you to declare a Special Ad Category when you create the campaign.2 Those campaigns have limited or unavailable targeting options.3
The exact limits (for example minimum location radius, whether postal codes or exclusions are allowed, and restrictions on age, gender and detailed targeting) differ by country and have changed before. Check Meta's current help page for your country instead of relying on a summary. Meta's developer documentation also lists how these categories apply to the Marketing API.4
Practical effect for a mortgage broker, landlord or employer: hyper-local targeting may not be possible, so the ad itself has to do more of the work.
MEASUREMENT AND LEADS
| Tool | What it does | Watch out |
|---|---|---|
| Meta Pixel | Meta describes it as a snippet of JavaScript that tracks visitor activity on your website [5] | Browser tracking can miss events; install it on every page, then test |
| Conversions API | Connects marketing data from your server, website platform, app or CRM to Meta [6] | Meta recommends running it alongside the Pixel, with a matching event name and event ID so duplicates are removed [7] |
| Lead ads with instant forms | People fill in a form inside Facebook or Instagram without visiting your site [8] | Form requirements, lead download and CRM connection options change; check Meta's current help page [8] |
| Your own landing page | Sends people to a page you control, measured with the Pixel and Conversions API | Page speed and a clear phone number matter as much as the ad |
Only collect the data you need, and make sure your privacy policy covers ad tracking.
To see Meta leads next to your other channels, set up Google Analytics 4 as well. Terms used here are defined in the glossary: Meta Pixel, Conversions API and Special Ad Categories.
CREATIVE TESTING
- Change one thing at a time. Test the hook, the image or the offer, not all three, so you know what made the difference.
- Use real photos you have rights to. Your team, your work, your storefront. Never another business's photos.
- Judge on leads, not likes. Compare cost per lead and how many leads become booked jobs.
- Give each test enough time and spend before calling a winner, and refresh creative when results slip.
Meta offers built-in experiment tools; names and eligibility change, so check Meta's current help page before relying on one.
FAQ
Do I need both the Pixel and the Conversions API?
Meta recommends implementing the Conversions API alongside the Pixel, and explains how to deduplicate the events.7
Are lead forms better than sending people to my website?
Neither is always better. Instant forms are quicker to fill in; your site gives people more information first. Track which produces booked jobs.
My business is a real estate or lending business. Can I target by postal code?
Possibly not. Special Ad Category campaigns have restricted targeting.3 Check Meta's current help page for your country.
Can you guarantee a cost per lead?
No. Meta runs the auction, and costs depend on your market and creative. Nobody can promise a lead cost or a return on ad spend.
